Laurent Ternisien,, born in 1966, is Managing Director of the IPD Group. After gaining an engineering degree from a French Grande Ecole (Ecole Centrale Paris) with a specialisation in urbanism, Laurent started his career at the GRECAM (Groupe de Recherche sur l’Economie de l’Aménagement et de la Construction) as their Head of Research, managing a team of ten analysts. At GRECAM he gained an in-depth knowledge of research and market surveys for developers, investors and all the actors in the French Real Estate market. In November 1999, following IPD’s purchase of the French company BD2i, Laurent was appointed Managing Director and transformed it into IPD France. Since then, IPD France has developed, in close partnership with London, as a 'mini' IPD, with a portfolio analysis service covering 60% of the French market. In 2005, Rupert Nabarro and Ian Cullen, the two founders of IPD, asked him to move to London to take over responsibility of the Group. During the last three years Laurent has grown the IPD business by 50%, consolidating the core performance analysis tools for investors and fund managers such as the robust indices. He has also successfully extended the range of IPD services within the Real Estate industry from Occupiers to Banks and has continued to increase IPD’s geographical coverage - now 25 countries. Married and father of a thirteen year old boy, Laurent is also founding member of AREIM (Association de recherche en immobilier), the French Society of Property Researchers.
Rupert Nabarro, Chairman, is an Economist interested in real estate, investment analysis, urban research, and economic development. He was born in 1945 and studied at Oxford (MA, PPE) and University College London (M.Phil, Town Planning). After management training at the Economist Intelligence Unit and Schroder Wagg, he joined Roger Tym & Partners in 1974 where he carried out economic and development studies in many large British cities. In 1985 he founded the Investment Property Databank (IPD). IPD started with a staff of three, which has now grown to nearly 250. The original aim of providing an authoritative commercial property index for the UK has widened to include investment benchmarking and a research database, occupier research, and a training and conference business. Rupert is an Honorary Fellow of the RICS, a Life Fellow of the Society of Property Researchers and was awarded an OBE in the New Years Honours List 2006. He is married with four adult children; and is a gardener and fisherman.
Dr Ian Cullen, Head of Systems and Information Standards, a founding Director of IPD, is an economist with extensive experience of portfolio analysis and property market research. He read Philosophy, Politics and Economics at Oxford and achieved MPhil and PhD qualifications at University College London, producing a doctoral thesis on applied urban analysis, which was subsequently published. He taught analysis methods and researched in the planning section of the Bartlett School at UCL for many years, where he also directed the Computer Unit. At IPD Ian is responsible for all technical aspects of the delivery of client information services, the production of Indices and related performance measures, as well as co-ordinating systems and product developments.
Nazma Kurimbokus, Director of Business Assurance, has a background in statistics and computing. Nazma joined IPD in August 1985 after five-years as a senior statistician for the NHS. She has been involved in portfolio analysis but has worked primarily in establishing and developing computing services at IPD. After 22 years in IT, Nazma changed role in August 2007 from Director of Computing to Director of Business Assurance and will head up this unit of the IPD Group. In this function, she is responsible for ensuring that effective and client-relevant quality standards underpin IPD’s business; for developing and rolling out quality improvement plans and for establishing a robust risk management and compliance framework.
Simon Fairchild is the Director at IPD for the UK Portfolio Analysis Service (which measures the performance of £125bn of property investments) and has particular responsibility for technical development, including the interactive tool for portfolio analysts, D-PAS. He has also been responsible for the development of IPD's benchmarking services in South Africa. Simon is also a director of IPD and it's holding company, IHL Ltd. He joined IPD in 1988 from a background in asset management with a major UK bank. He has a degree in Economics from Leicester University and a masters degree in Economics & Finance from the Warwick University Business School.
Christopher Hedley, Christopher founded IPD Occupiers in 1994 and has overseen its growth and development since then. IPD Occupiers is now the market leader in the field of performance measurement for occupiers with records for over 60 million square metres of space from 1,000 estates in UK, Ireland and France. IPD Occupiers also publishes the IPD Global Estate Measurement Codes, including the award-winning International Total Occupancy Cost Code. He leads many of IPD Occupiers’ most important projects. These include the Property Benchmarking Project for the whole Civil Estate of the UK Government. The innovative analysis includes costs, space, user satisfaction, sustainability and building operability indicators. This project builds on the experience IPD has gained with all 163 universities and 463 further education colleges in the UK, measuring their property performance.
Kevin Swaddle, Director of IPD's services in Asia Pacific, started July 1998. Kevin is responsible for developing IPD’s services in Asia Pacific, where IPD has established services in Japan, Korea, Australia and New Zealand, is setting up further services in Hong Kong, Singapore and working in other countries and on a pan-Asia basis. As a member of IPD’s Service Design and Development Group, Kevin was responsible for introducing the generic benchmark reports used in all services, developing reporting for multinational investors, and extending IPD’s portfolio analytics to cover vehicle level performance. Until recently, he was also responsible for the UK residential service and a Director of the UK portfolio analysis service. Kevin joined IPD from Hill Samuel Asset Management, where he was the investment strategist, and started his property career working with property consultant, Gerald Eve. He was educated at the universities of Durham and Oxford, where he was awarded a bachelors degree and a doctorate respectively. He is qualified as a member of the Royal Institution of Chartered Surveyors, a member of the UK IPF and has served as the Hon. Treasurer of the UK Society of Property Researchers.
Phil Tily is the director of International Operations at IPD and a member of the board of IPD South Africa. Phil was educated at the University of London where he obtained a BSc in Geography. Since starting at IPD in 1991 for the UK portfolio analysis division he has played a key role in many aspects of IPD’s international development. Phil was central to IPD establishing services in Ireland, South Africa and Canada and has recently taken the lead role in providing UK support to our local operations in Australia. As part of his current role Phil is responsible for improving consistency and efficiency of the data management across all of IPD’s international analysis services.
Kelly Smith is the Finance Director at IPD and is a qualified chartered accountant (Coopers and Lybrand). She originally joined Research International (a subsidiary of the WPP group) in their group office, as the group management accountant and spent 3 years there before joining the BBC World Service as the European Business manager. Kelly then returned to WPP as the European Finance director of Ogilvy Adams and Rhinehart (Ogilvy Mather – PR). Kelly then moved back to Research International as the Asia Pacific finance director, based in Singapore. Covering, China, Taiwan, HK, Korea, Thailand, Malaysia, Singapore, Australia and NZ, Kelly mainly worked on start ups and establishing a regional presence. She then moved back to Europe to take the role of Finance Director of Continental Europe and Africa, where she worked primarily on restructuring the business to improve margins and business performance. Kelly then moved to IPD, where she is also responsible for HR after gaining a Masters in Human Resource Strategies while at RI, and being responsible for rolling out their talent review process throughout Europe.
Malcolm Frodsham is the Research Director and responsible for the development and delivery of IPD’s Research and Consultancy Services. He previously worked at Legal and General where he was responsible for monitoring and developing their investment process. Malcolm has fifteen years experience in property research, joining Legal & General from Aberdeen Property Investors where he had worked for three years as Research Manager. Previously he had worked in the research and portfolio analysis department at IPD.
Dr. Daniel Piazolo has joined IPD Investment Property Databank GmbH in Wiesbaden as managing director in October 2005 and is responsible for the overall management and the strategic direction of the German company. Daniel Piazolo has studied at the London School of Economics, UK, and at Yale University, USA. From 1995 to 2002 he worked as researcher at the Institute of World Economics in Kiel, Germany, and has published numerous articles about economic issues. Three of his publications have received international awards through the Institute for International Economics (Seoul), the European Investment Bank (Luxembourg) and the European Association of Comparative Economic Studies (EACES). From 2002 to 2005 Daniel Piazolo worked as Senior Economist and Project Manager at Feri Rating & Research in Bad Homburg. He was responsible for the development of a single object evaluation system for the derivation of market values and ratings for real estate objects and real estate funds. As appraiser he evaluated properties of the office, retail and residence markets for listed real estate companies, banks and real estate funds. Furthermore he was member of the Feri Rating Committee for the evaluation and rating of closed and open-ended funds.
Christian de Kerangal joined IPD France as Deputy Managing Director in October 2004. He was responsible for developing the Occupiers department. Christian's previous roles include the Research Directorship of Bourdais, the second biggest chartered surveying firm in France (a subsidiary of CB Richard Ellis since 2003), where he produced a large number of market studies and led a team of seven which he built up himself. Christian is a member of the Board of the Commercial Real Estate Observatory for the Paris Region (ORIE) and a founding member of the French Real Estate Property Association (AREIM). He teaches Real Estate Management at Paris IX Dauphine university.
Dr. Nassos Manginas joined the international department of IPD in 1997, and helped to develop the German project into a fully-fledged and integrated databank and portfolio analysis service. In March 2002 Nassos became Managing Director of IPD GmbH (previously DID) in Wiesbaden and in 2005 was promoted to an Associate Director with the regional responsibility for Germany, Switzerland, Austria and Central and Eastern Europe (CEE). His current role at IPD is that of Head of Business Development for Continental Europe.
Julian Self started at IPD in January 2008 and is responsible for developing, directing and maintaining the company's IT Department. He was educated at Lancaster University where he obtained a BSc in Computing. Over the past fifteen years he has worked for a number of well known Banks and Financial Services & Software companies including Barings, Barclays, and ING. Julian has covered business domains including Equity and Fixed Income Performance Analysis Solutions for Asset Management companies as well as Derivative Valuation services for leading Financial Services organisations. During his employment at Barings he also gained experience of covering the Asian region whilst working and living in Tokyo, Japan. At DST International and SunGard he gained significant exposure to outsourcing services in India and Asia. Part of his role includes defining IPD's IT strategy into the next phase on innovation, ensuring it is fully aligned to the company's and client's business goals and objectives.
