The growth of mortgage and asset securitisation, the emergence of derivatives, the introduction of REITS and the transformation of the private property fund sector have revolutionised the accessibility of commercial property investment. Fuelled by global financial integration, the growth in cross-border property investment embodies the changing geography of real estate capital flows. This expansion of the opportunity set requires us to fundamentally reconsider the ‘rules’ for the construction of property portfolios.
