The last decade has witnessed dramatic changes in the nature of the real estate investment universe. The growth of mortgage and asset securitisation, the emergence of derivatives, the introduction of REITS and the transformation of the private property fund sector have revolutionised the accessibility of commercial property investment. Fuelled by global financial integration, the growth in cross-border property investment embodies the changing geography of real estate capital flows. This expansion of the opportunity set requires us to fundamentally reconsider the ‘rules’ for the construction of property portfolios.
This year’s RealWorld conference will take a closer look at the construction of a property portfolio and changing rules for when, what and where. Which vehicles to use, how to construct a global portfolio and what makes an optimum portfolio are just some of the issues we will cover before finally exploring what property investment will look like in future.
